Before you begin

Please be prepared to pay the application fee of $50 for each applicant 18 years of age or older.
EACH PERSON PLANNING TO RESIDE IN THE PROPERTY 18 YEARS OF AGE OR OLDER IS REQUIRED TO SUBMIT THEIR OWN APPLICATION AND PAY THE APPLICATION FEE.
In addition to this rental application, you will also be required to provide a copy of a valid form of identification and proof of income.
If you, the applicant, or a co-signer is a homeowner, mortgage payments, foreclosures, a repossession will affect your approval or failure of this application.
IF YOU HAVE A PET(S) YOU WILL NEED TO COMPLETE A PET APPLICATION WHICH IS A NON REFUNDABLE FEE OF $50 ALONG WITH A CLEAR PICTURE OF YOUR PET WITH YOU IN THE PHOTO. ADDITIONAL PET RENT MAY ALSO BE REQUIRED.
You will FAIL this application for the following reason:
PLEASE DO NOT APPLY IF YOU FALL UNDER ANY OF THESE CATEGORIES
You fail the income requirements 2x rent for a single person and 2.5x rent for married couples
You have been filed for unlawful detainer and/or been evicted, had a mortgage repossessed or been in foreclosure in the last two years.
You have a bankruptcy that is less than 1 year from discharge.
You have been convicted of a felony, or drug-related charge in the past 7 years
You have been convicted of a sexual-related, murder-related, or arson-related crime ever.
You have insufficient and/or unsatisfactory rental or homeowner history
You are on the terrorist watch list
You harbor a pet without written permission and/or harbor any of the following breeds; pitbull, Staffordshire terriers, Dobermans, Rottweiler, Chows, Akitas, Alaskan malamutes, wolf hybrids, press canaries, or any mix with one of the above breeds.
You have a FICO score below 500 without a qualified co-signer
You have a civil/rental judgment(s)
To complete this rental application, you must be prepared to provide (2) years of residential history as well as contact information for your rental references. We will also need a current form of identification, along with information on your monthly income. Gross income for single persons should be at least two times the amount of rent. Combined gross income for married persons should be at least two and a half times the amount of the rent. Each person over the age of 18 living under the household will need to submit their own application and application fee. If you have a pet, supply pictures, and supporting documents. Please be sure to read all application requirements and disqualifications prior to submitting payment. Application fees are non-refundable.

Firm Policies. When representing sellers, landlords, and optionors, the real estate firm listed below (Dixie Lifestyles herein referred to as “the firm”) has a policy of cooperating with both licensees who work with the other party as customers, and licensees who work with the other party as clients, unless otherwise instructed by the Firms client. When working with buyers, either as customers or clients, the Firms policy is to show properties listed with the Firm and other real estate firms when applicable. When working with buyers, tenants, optionees as customers, the Firm _X__ will or ____ will not show properties being offered for sale or rent by the owner if the owner will enter into a listing or management agreement for that showing.
I/We the applicant(s) acknowledge that Dixie Lifestyles Property Management . Has disclosed to me that it/they represent the following party in this real estate transaction: The Landlord.
The signature serves as My/Our electronic signature(s) of this application, and we grant Dixie Lifestyles Property Management the right to retrieve any items mentioned in this application from a third party.
